Home Information Packs or HIPs

A Home Information Pack or HIP is a collection of information which must be assembled prior to marketing a residential property for sale. The vast majority of this information was already required in the process of buying a property except this has now been moved to the beginning of the process to provide improved transparency to the process.

They have been introduced to speed up and improve the process of buying and selling residential property in England and Wales. The pack contains the following documents and can be divided into compulsory and optional documents:

Compulsory Documents:

Energy Performance Certificate (EPC) – This is a document that shows the energy efficiency and environmental impact of the property.

Property Information Questionnaire (PIQ) – This is a document that the seller completes providing any potential buyers with a little information about the property such as council tax banding etc.

Sale Statement – This is a summary of the terms of sale for the property.

Searches – Including Local Authority Search, drainage search and water search

Evidence of title – Details of the title and information held about the property at the land registry

Leasehold and Commonhold documents – if applicable

New Homes Warranty (if applicable) – This applies to properties bought off plan

Home Information Pack Inde – A list of documents contained within the HIP

Optional Documents

Home Condition Reports (HCR) – This is a survey that can be compared to the current scheme 2 survey

Work Carried Out – Receipts, certificates etc. Documents that relate to relevant works done on the property
